What we manage
A good set of drawings is a starting position, not a guarantee. Most of what determines whether a building works as designed happens between the permit set and final acceptance — in submittals, substitutions, field conditions, and the pressure of a schedule.
Submittal and RFI review
Product data and shop drawings checked against the specification, with substitution requests evaluated on whether the proposed equipment actually meets the design intent. RFIs answered promptly, because a slow answer becomes a delay claim.
Schedule and phasing coordination
Long-lead equipment tracked from the day of release. Switchgear and generator lead times have been the controlling constraint on more than a few projects, and the time to discover that is at submittal, not at energization.
Site observation
Periodic visits with written reports and photographs, documenting what's installed, what deviates from the documents, and what needs correction while it's still accessible. Being based in the Metroplex means a site visit is a drive rather than a travel day.
Commissioning, punch, and closeout
Support through functional testing, fire alarm acceptance, and system demonstrations. Punch list tracked to completion, and verification that as-builts, O&M manuals, warranties, and training documentation are complete and accurate before final payment is released.
Occupied buildings and phased work
Much of the work in this region happens in facilities that can't close: a terminal, a station, an operating clinic, a school during session. Phasing those projects is a design problem in its own right.

The expensive problems are the invisible ones. Conduit buried in a slab, cabling above hard ceiling, a grounding connection nobody photographed. Observation timed to catch work before it's covered costs a fraction of what it costs to open it back up.
Where we fit
We represent the owner's interest — not the contractor's, and not the general contractor's schedule pressure. That's a different role from a CM at risk, and a different one from the design engineer performing limited construction administration. It suits owners without in-house electrical expertise, program managers running several projects at once, and facilities groups whose staff are already fully committed.

Common questions
What does owner-side project management cover?
Submittal and RFI review, schedule and phasing coordination, periodic site observation with written reports, change-order review, punch list, commissioning and testing support, and verification that as-builts, O&M manuals, and warranty documents are complete before final payment.
Can you manage a project you didn't design?
Yes. We review the existing construction documents first, so the standard being enforced during construction is the one in the contract — not one we would have drawn differently.
How does phasing work in an occupied building?
Phasing is planned around what has to stay energized: temporary power and life-safety provisions, scheduled outage windows, and a sequence that keeps required systems in service throughout. Shutdown planning is coordinated in advance with facilities staff rather than negotiated the week of the outage.
How often do you visit the site?
Visit frequency is set by project scope, schedule intensity, and risk. Some projects warrant weekly observation; others need visits tied to specific milestones such as rough-in, equipment energization, and fire alarm acceptance testing. Each visit produces a written report with photographs.
